Commission Structure for Mission Realty
Before buying or selling a home with any agent, it’s important to understand their commission structure—that is, how the agents involved in the transaction will be compensated at the conclusion of a successful transaction. At Mission Realty, we like to be upfront about how we charge, and we definitely want to avoid any surprise fees and charges at the end of the transaction. Our unique commission structure is based on three common scenarios that depend on who procures the buyer and whether that buyer has agent representation or not. Here's how it breaks down.
Commissions in NJ are Negotiable
4 - 3 - 2 Commission
Situation 1: There is a buyer’s agent and a seller’s agent.
If the buyer for a property is found by an agent or brokerage other than the listing agent (i.e., there are two agents involved in the sale), the total sales commission due at closing is 4% of the final sale price.
Situation 2: The seller’s agent is a dual agent.
If the seller’s agent finds a buyer for the property and represents both parties as a Disclosed Dual Agent, the total sales commission due at closing is 3% of the final sales price.
Situation 3: The seller finds a buyer.
If the seller of the property finds a buyer, and the listing agent for that property represents both the buyer and the seller as a Disclosed Dual Agent, the total sales commission due at closing is 2% of the final sale price.
